Jennifer Horne founded Urban Campus & Core (UCC) with a vision to unlock the potential of underutilized land across Middle Tennessee. What began as a real estate consulting firm has since evolved into a mission-driven development practice focused on mixed-income communities.

As UCC transitioned into a developer role, Pathway Lending provided working capital in 2022—key support in an industry where payment timelines can stretch long. That infusion of capital helped UCC manage startup costs and maintain momentum during critical early phases of development.

Jennifer’s commitment to community-first development shines in her recent Northview project: a 254-unit senior housing development in Nashville in the community where she was born. It’s the project she’s most proud of—a meaningful full-circle moment that reflects both her roots and her vision for the future. Northview is slated for completion in December 2026.

UCC’s model often centers on building partnerships with community landowners—such as churches—to return long-term value to neighborhoods. Today, UCC is actively supporting and consulting on a pipeline of 21 projects in various stages of development.

As a collaborator and facilitator with Pathway Lending’s Emerging Developers program, Jennifer plays a dual role: both educating and learning alongside fellow participants. She’s led multiple cohorts and will be returning as a lead facilitator for the spring 2025 cohort, helping emerging developers strengthen their knowledge and sharpen their plans. Her contributions to refining the program’s curriculum have become a key part of its impact.

Through it all, Jennifer stays grounded in her passion: to leave a positive impact. Whether consulting one-on-one or guiding a room full of future developers, she brings a deep commitment to supporting others and affordable housing.
